Good First Impression: Parking Lot Washdown

Often, the first impression a customer or visitor has of your building is when they enter the parking lot or structure. Businesses that want to make a good impression provide a parking area that is in good, clean condition; free from oil, grease and gum. A Parking Lot Washdown is part of maintaining a safe and attractive facility.

HSG recommends an inspection, where we can walk to determine the following:

  • Is the floor surface rough or smooth?
  • Is the parking area indoors or outdoors?
  • Is there adequate ventilation?
  • Can the building’s security system be put on “test” while maintenance takes place?
  • What is the water source?
  • Is there adequate drainage?
  • Where will water reclamation barricades be placed? 

Floor Surface

If the floor has a rough surface, HSG will first sweep to pick up any loose dirt and debris. If the surface is smooth, the sweeper is probably not required. With rough surfaces, HSG frequently uses its commercial “Hurricane” cleaner. This device sprays water, agitates and vacuums up the water and dirt, all in one process. Since the Hurricane vacuums up water, it is also used in areas that are flat and have little or no drainage options.

Cleaning Options

The type/degree of dirt determines the cleaning process. If the parking area requires sweeping with water only, cold water is used. If the area is more soiled, with food remnants or gum, hot water will remove 80% of the dirt. In tougher conditions, areas that have oil, grease or heavy concentrations of food spillage (such as near restaurants or loading docks), degreasers, heavy duty detergents and other proprietary cleaning formulas will be used.

How Often Should Parking Areas be Cleaned?

This depends on the type of usage of the area and whether or not the area has been maintained. A shopping center with heavy traffic and food outlets may be cleaned three to four times per year. A museum that stresses the beauty of its facility may want their parking area serviced several times per year. Office buildings or condo complexes may only need to be cleaned once or twice per year.

Parking lots that are maintained on a regular basis are easier to be kept looking in good condition. An area that goes too long without maintenance may require more treatments to bring it back to par. Happy tenants appreciate a clean, well-maintained parking area. And, of course, the safety of tenants and patrons should always be considered.
